However, it is livable, painted, and amazing compared to where it was two years ago. P definitely had the optimistic vision more than I did. <br />

And now, for the current before and after (well almost after). The afters are actually not all current, some have been improved upon since, I just don't have photos of the latest. We hadn't really gotten around to decorating the walls and "styling" yet either so walls are fairly bare as some windows. I know he has decorated quite a bit more just in the past couple of months. There are some great curtains and wall hangings up now really tying the place together. So, I apologize for some of the after shots not really being what is REALLY looks like now.<br />

It is hard to draw the line between telling the world all your problems but also being honest about challenges that were faced. After two years of owning the home, we as a couple,
didn't make it. There are two sides to every story but in my mind, the
house did create a huge divide. We weren't married or engaged, the house was solely in his name, I was paying off debt and couldn't afford to pitch in much except for rent/utilities/groceries, and disagreements over who did more and how hard it was to do. The house wasn't the only reason of course, but it was tough. Instead of airing all of our dirty laundry, instead I just came up with some tips for others considering a home renovation. <br />

<br />
My advice (I'm sure he has his own too):<br />
<ul>
<li><b>Set Expectations Ahead of Time:</b> Be
VERY clear of expectations up front on both costs and division of
labor. For instance, if your SO is paying off loans and can't afford
to help put in new floors and you knew that before you bought the place, don't make them
feel guilty about it. Or, if you knew your SO was training for a big race,
don't make them feel guilty that they went to run it on the day you scheduled for demo day. Make sure you are upfront about your expectations and how you can help. If you both move forward with this, you can't give the other person a hard time about something they were very open with ahead of time like finances.</li>
<li><b>Give Yourself a Break: </b>Take breaks, go on vacation and long weekends, you deserve breaks as this can take over your life. Have a cocktail, lay by a pool, and breathe. Oh, and TRY not to talk about the house. Also, if there are holidays, take a break from stripping the door and spend the afternoon with family. The door will be there next weekend, promise.</li>
<li><b>Not Married or Engaged? </b>Come up with an agreement so both people feel they
are part of something. There is a reason people don't spend time and money renovating a rental so don't make your SO feel like a renter. You both want to feel it's your home, not his or her home only. Treat each other like equal partners, not roommates. Maybe rent becomes a % of the ownership of house or something like that. You decide but both should feel comfortable and respected or a lot of resentment can build. </li>
<li><b>Give a Little or A Lot:</b> Don't need it your way every single time. Your SO probably has okay taste and you know what, you can always update in a year or two. If you are on really different ends, compromise. There are so many choice out there, you will find something you both like.</li>
<li><b>Words of Affirmation:</b> When
a project took your SO a long time to complete and he shows you, simply
say, "It looks great!!!" even if its a little crooked or you would have done
it different. Don't offer advice unless they ask and don't offer too
much. Let them enjoy their hard work! What you may think is "constructive criticism" can sometimes just be heard as, "It isn't good enough."</li>
<li><b>Accept Mistakes: </b>It
doesn't need to be perfect the first time. Okay, yes the bones do need to be solid but
if the light you ordered is not perfect but pretty good, go with it, you
can always replace it later.</li>
<li><b>Appreciate Differences and Unique Skill sets:</b> Appreciate what your partner
brings to the table. You might be better at knocking down walls and she
might be better at tiling or dealing with contractors but don't compare what you did with what she
did. As long as you are both bringing something to the table,
appreciate it. Does everyone on the football team play QB? No. Would the team be any good if they were all only good at being QB? No. Everyone is good at something and together you can make it great! If you feel you are doing all the work or your projects are always way harder, instead of nagging or always telling them how much harder you work, re-negotiate and tell them why you need more help and GIVE EXAMPLES of what that is but still remember, she might not be very good at demo no matter how much you tell her. Give each other projects you know they can feel good about, don't set them up for failure or tell them how they are doing it wrong every 5 minutes. You are a team. </li>
<li> <b>Have other Interests: </b>I don't know how many dinners, drives, holidays and other things we shared where the only thing we talked about was the house. What we had done, what was next to do, how much it would cost... The same things were said over and over and over. It is understandable the house is your focus but make sure you take a break at least for one meal! </li>
<li><b>Don't let your life be put on hold: </b>Yes, it takes a ton of money and time to renovate a whole house or just a room. But don't forget life isn't waiting for you. If you want to get married or have a child, work together on a reasonable timeline and maybe the guest room can wait to be finished until next year instead. You are a team so make sure both people feel like their needs and goals are being met or at least respected and heard. </li>
<li><b>Hire Help: </b>If and when you can afford it, hire a contractor or a painter or anyone that can help lighten your load. When you are both working full-time, the house can be daunting and doing it all yourself is stressful. </li>
<li><b>Keep Disagreements Focused: </b>Don't let a disagreement about whether a light is too big turn into who did more last week or last year. You are BOTH allowed to have opinions, neither person is a bad person for stating theirs. See the above bullets though, know when to let the other have this one. Don't let the disagreement turn into a huge battle where you both feel bad afterwards. </li>
<li><b>Pardon Our Appearance: </b>No matter how much you dust and vacuum, most of the time your house will be dusty, un-organized and dirty. Hire a cleaner and do what you can but do not obsess, it will just cause friction. Everyone is doing what they can, it's part of construction. It's stressful for everyone so don't create even more stress by nagging all the time. </li>
</ul>

The exterior is painted and the shingles are all fixed. It looks really good. Remember, the shingles were under that horrible stucco! The chimney and front pillars might get a new color since they don't stand out enough. The top of the pillars are concrete, my vote was to paint the top the trim color but they will be staying concrete as the floor of the front porch. The thrid color trim which you can't see very well is actually a forest like green. Kind of funny that is the color chosen since we both hated the brown and green on the house before. <br />

I hammered on you for an hour or so and when I went to spinning 3 days later, my lungs hurt and my nose was running gunk the whole time. My hands still hurt from holding the hammer so long, my palms and whatever you call that part between your thumb and index finger, so sore! P had 10 times more done in 10 minutes than I had done in an hour and stepped on a sharp piece of chicken wire AND had a heavy piece of stucco fall on his head in which a big lump formed. He wins this one.<br />

For a long time, the inside of the house has been "almost done." Not decorated done but bones are done, done. However, pulling up in the driveway still wasn't fun and the ugly outside was what everyone saw, including us.<br />

Demo has started on the outside of the house. As you can see, stucco is coming off and the concrete jungle that is/was the backyard is ready to be removed. It's amazing how many people want this broken concrete and what inspired us to get going on it is a local church wants it for a new path. I guess when you live in a fairly "green" community, your neighbors are all about re-using, which is great!<br />

I decided to mix it up in the kitchen. We have a lot of polished chrome finishes including the hardware on the cabinets and the sink fixtures. I loved the look of a kitchen I saw when we were planning but can't for the life of me find the picture now. We are getting 2 schoolhouse lights in polished chrome and one gooseneck sconce in bronze. Patrick stripped them all and what a major pain that was. He also hung them which was a first for him. The drama and yelling with the first one was rather entertaining. He was MAD! But it finally hung correctly and that feeling of accomplishment was more than enough to hang the other door. You see, we only have 4 interior doors and the bathroom door was already hung. Next up, door hardware. Yes, Copley and Nala frequently join you in a room they are not invited in with a simple nudge of a wet nose. Can't wait for doorknobs!!<br />

Countertops are 3/4 of the way in. Yay!! We should have the two pieces to flank the stove in the next two weeks. We need to fix the gas line behind the stove so we can push the stove all the way in. It pokes out an inch further than it should causing a gap behind it which I don't need crumbs and grease piling up over the next few years. <br />

Decor - This is not nearly done but we've added a few pops of color. Our goal was to do muted tones on the walls and then add color with pillows, curtains, etc. I like this method because when you want to switch it up, you just buy new pillows and avoid painting a whole room. My suggestion is to pay by the project vs. by the day at this point. Before, when we had lots of ongoing projects it made sense because we knew it would take days to complete. But for this tile project, one tile contractor gave us the price for the project and said it would be done in 2-3 days. Instead, we went with the handyman, it still isn't done after 4 days and we ran out of money so he will be back to finish grouting. We REALLY like our handyman but in my opinion, you can't be an expert at everything. P disagrees with me on this but it is almost done so who cares who is right! Yay!!!<br />
<br />
We finally <a href="http://1916bungalowheaven.blogspot.com/2010/07/soapstone-vs-honed-granite.html">decided on Honed Absolute Black granit</a>e mainly based on price and availability. We originally chose the edge with nothing added (so edge looks only as thick as actual piece) to it but it came like this and we are okay with it.<br />
<br />
The bathroom tile is from Daltile and is 2 x 4" tile in white. The black pieces are 6" as is the edging and corner pieces. The 2 x 4" tile took FOREVER to arrive and many pieces came broken which made it harder to install, more cuts were needed. But we love the finished look and it was worth the wait.<br />
<br />
However, the kitchen still needs a backsplash and the two pieces of granite that will flank the stove. So finished pictures will be posted when that happens. But here is a sneak peek.<br />

My plastic counters taped down with blue painters tape have done the job and lasted through my first Thanksgiving in the our new house BUT I can't wait anymore to have real countertops. Here are some of my thoughts for the backsplash. Once I have the countertops installed, I will post updated pictures on here. Remember, white cabinets with honed antique black counters (thanks Alyssa). <br />

The only picture I couldn't find was white tile with a classic accent line. I posted some below of a fairly close look that my friends have in their Boise bungalow. <br />

My current problem is that my dining room and living room are basically one big room without a real separation. I don't know if I can do that different of color schemes like I have below. However, with our house being all neutrals, I'd like to stay away from the neutrals I have in the living room throughout. I'm open to opinions. There are some other rooms where we haven't finalized color schemes like the bathroom. I'll have a post in the near future about what decor we plan to use in there. So fun and making it super personalized. <br />

I am absolutely in LOVE with the office options. This is the room I have been so excited to decorate since we both agreed, it can be the more "fun" room as far as decor goes. It's going to be divine!!<br />

The dark trim took HOURS of stripping, sanding, staining and then finally for some sealer. They were all painted many times before and it what kept us busy for a long time. We love the dark stain (java) and the new hard wood floors. We thought the floors were drak until the stain came in. We love it. <br />

I want the look of soapstone, uniform color, charcoal gray, square edges, not too polished and shiny. I think we are going to go with honed dark grnite and get it cut with square edges. I really want soapstone but everyone says it dings, could I live with dings? I don't know, I'd love to see one in a real kitchen. <br />

I love soapstone too - it is gorgeous! I don't tend to specify it much because it requires a lot of maintenance and it scratches easily. Granite you only have to seal once a year, whereas soapstone you need to wipe down with mineral oil once a week for the first year and maybe 4 times a year after that. It also tends t...o scratch/chip easily - so it tends to be better as a 'museum' than a work space. Granite is much denser, so you don't have to worry about the chipping/scratching. I saw a gorgeous honed granite the other day that was dark grey with some white movement to it and looked soft like soapstone. I'll find out what it was for you.<br />

Our house is a non-contributing house and according to the National Register of Historic Places by the National Park Service - US Dept of the Interior - "this Craftsman bungalow's integrity is compromised by non-original stucco exterior wall cladding." To this I say, WOOHOO! Can't wait for this ugly stucco to come down so we can see the shingles underneath, I will wait with bated breath. (Corrected, thanks Kathy!) It will be like seeing your new girlfriend for the first time without make up and heels, hoping it is just as pretty, if not prettier underneath that mask. I'm a girl so that is how I think, not sure if that even crosses the guy's mind! <br />

Edward A. Daniell home, who went onto to become a very well-known designer/builder in Pasadena and San Marino. Built in 1916, this home was probably one of his very first of over 5,000 he built. Thanks to Chris for helping out. He really knew his stuff, was very professional and had great ideas. I can't say so much for the lady who couldn't even greet us when we walked into the showroom. We got the 1" hexagon white tile for the bathroom floor. We are going to randomly plug in black hexagons throughout. P found the picture below and loves it. I don't really get it but am willing to give it a try. See, I AM accommodating!! :) On the walls, we are using 2" x 4" white tile as wainscoting 4' tall with a black 1/2" x 6" accent. the tub/shower will have the 2" x 4" go all the way to the ceiling and will have 2 rows of the accent tile. The tub will be framed in with a ledge with the tile.<br />

We are getting a new door for back door and was thinking of getting a custom door from Mission Millworks. However, we want to get a dog door in it but I have looked everywhere and they are so cheap looking. If anyone has any good recommendations for companies that don't have plastic white dog doors. I'd like a dark brown one that blends with the door. However, I found this company that builds them right into the custom door but I'm scared to get a price. One reason I wanted to start this blog was to share our progress with friends and family. The second reason was to share with others out there who were deciding on a home renovation, the truths of doing so. Finally, I wanted to write it so I could read it five years from now and remember all the sweat and tears that went into it.<br />

So in essence of being honest...Last Friday we got some news about the house that was a minor set back. Communication was low and stress was high and we all know where that goes. So overall it wasn't a good week. Conversations ensued about kitchen appliances (which I thought was agreed on), cabinets, and basically everything including the kitchen sink. Who picked what, who didn't like it, who's sacrificing more, etc. This isn't an easy process and having to make decisions quickly, agreeing on layouts and fixtures, and unplanned items popping up all the time taking more budget...it tests your limits and you just want to resign (or fire the other, depends). You lie in bed gung-ho on quitting but at the same time thinking about what fixtures you want in the living room. So maybe all you (or I) needed was a little break. It took us a few days but we both came around and are now a team again! :) Pheew. This isn't easy. <br />

It's nice to be rebuilding though instead of tearing down.<br />
<br />
The wood floors look to be in good condition and we wanted to sand them and stain them dark. Unfortunately, they are a little too thin and there are a few patches that were being hidden. The house used to have the traditional colonnades between the dining room and living room and you could see that in the flooring. We put our new door right there so those probably won't be rebuilt but was glad to see the house used to have all the built-ins and craftsman charm. Too bad someone decided to remove it all. So, we will need to get new hardwood floors throughout the house. <br />
<br />
P had some really early mornings and long nights with his "real" job this week and luckily our "handyman" was able to get a lot of the work done. Onorio and Julio to the rescue. They are really good and we trust them on the job site when we aren't around to let us know how the others contractors are doing. <br />
<br />
We need to choose fixtures which is a little overwhelming. Choosing every light fixture is something that is generally done for me. I might update the dining room light or something but never EVERY single fixture. Plus, it's going to be expensive!<br />

And we continue stripping windows, door jams, moldings, etc.<br />

First, I would like to thank P's dad for coming out for 10 days to help with the house. It was above and beyond and he really helped us out. He's always there to help with what you need and we loved having him. Thanks L! We and The Hat will miss you.<br />

At this part of the renovations, I feel like no matter how many man hours go into the house, it never looks like anything has been done. So even though it doesn't look that much different, here is what we have been up to.<br />
<br />
1.<b> New copper pipes: </b>We have re-plumbed the entire house as well as added new gas lines. P went under the house and cut the old sewer line which is a dirty job for sure. I figure he gets to bless the new toilet first since he crawled under the house and dealt with the **it, literally! The waste line in our house was severely cracked which is why the previous tenants had horrible problems with things backing up. Unfortunately, while we are working on the plumbing, this means no running water or bathroom to use. Just ask P about his bucket! Also, if you ever come over when the house is finished, I would stay away from behind the water heater. Just sayin.'<br />

2. <b>Central heating and A/C</b>: Before the house had just one big vent in the dining room with a furnace. Now, we have vents in each room and it will be so nice. We also decided to move the doors to make our mini-hallway so the floor furnace needed to move. Now, if we can just make sure the city will approve where we want to put the A/C unit. It isn't exactly the smallest eye sore. The AC is something we could have done down the road but P likes his AC and I will enjoy it as well come August! <br />
<br />
3. <b><a href="http://www.rheem.com/products/tankless_water_heaters/">Tankless water heater</a></b>. This hasn't been installed yet but it has been purchased and it is on order from Home Depot. It will go outside on the same wall the previous heater was. This was where a disagreement popped up since I would rather have waited on this, since the other water heater worked fine for now, and purchased other items up front. Oh well! It's all about compromise right??<br />
<br />
4. <b>Electrical upgrade:</b> We have installed a 200AMP box so that we can power all these new upgraded appliances.<br />
<br />
5. <b>Kitchen cabinets</b> We have decided on our cabinet maker who will also make our new back door and a replacement window. <a href="http://www.mission-millworks.com/">Mission Millworks</a> out of South Pasadena is very familiar to the craftsman/bungalow homes of this area and has worked on the Greene & Greene homes which are famous in Pasadena and the surrounding area. Larry Lee, the owner, is actually my Mom's cousin and a good friend of my Dad's. I am getting a great deal on custom cabinets and can't wait to design them and see them up!<br />
<br />
6. <b>Many trips and dollars spent at <a href="http://www.homedepot.com/">Home Depot</a></b> - We took advantage of their contractor pricing since we were right at the minimum to get that discount. Of course we were running around to grab things we might need to get right over that hump and get $300 off our purchase. At this point, it would be great if Pasadena had a Home Depot all of their own.<br />
7. <b>Kitchen</b> - After much "discussion", research and thinking, we purchased our kitchen appliances. We went with the <a href="http://www.geappliances.com/products/cafe/">GE Cafe</a> series for gas range, hood vent, french-door counter depth fridge and dishwasher. I found a Viking range on a floor sale but I decided to go with the GE for now. The GE Cafe had good reviews, has the look I want but has lots of feature/function. The kitchen was a source of contention as you can imagine. It was a very difficult layout to get the right flow and look we wanted. We had to fit a lot into a small space (story of this house) and our priorities were different. P just needs a place for cold beer. I want to make sure the kitchen has the right flow for when I am using it and make it appealing to buyers down the road. Kitchens are always the most expensive room in the house and we are understanding why. Thanks P, you are the best!!!! I visited many kitchens on the street to see what I liked and didn't. The key for us will be creativity with the cabinetry. Well in addition to paying for it all! <br />
<br />
8. <b>Bathroom</b> - Tile is something we both basically agree on. We want white subway tile in the bathroom with some accent in black. The tile will cover the walls around the tub/shower. It may also be used as the wainscoting on all of the walls but we are still up in the air between that and wood wainscoting. I think the tile will be easier to keep clean but I will let P decide. No trump card needed. For the floors, we are going to use 1" hexagon tiles floor with black accent. I am thinking shiny/polished white with a matte black. The black will be randomly placed in the floor rather than following a set pattern.<br />
<br />
Storage is going to be a concern for us as a whole but being female, bathroom storage is important. I like having clean counters and everything hidden! Since we decided to go with a pedestal sink, which did keep me up one night, we will have to buy storage for the bathroom. I don't want it to look cluttered so we are thinking a large<a href="http://www.restorationhardware.com/rh/catalog/product/product.jsp?productId=prod1090004&navCount=2"> Restoration Hardware Cartwrigh</a>t medicine cabinet (inset), a matching cabinet over the toilet, a tall cabinet for towels (maybe with glass doors, and then something else to the right of the sink for general "stuff." I am most likely going with the RH because for once, it isn't overpriced in comparison to other brands and it also feels solid where some of the cheaper ones, seemed just that, cheap! I'd like to get the matching <a href="http://www.restorationhardware.com/rh/catalog/product/product.jsp?productId=prod1340018&navAction=jump">overhead cabinet</a> but we shall see. <br />

Sunday morning arrived and my father and I went over to the house and realized with all the work we accomplished on Saturday, we still had so much to do. Overwhelming for sure! There was a ton of plaster, lathe and the corners needed to be fine tuned. We also needed to clean up the mess from all the demo. The most important thing was calling the dumpster guy and getting that picked up and re-delivered empty. <br />
<br />
Monday morning comes and I am on my phone with the dumpster people since I didn't hear back from them yesterday. I also got a call from work that I had to get up at 3AM on Tuesday and work, which wasn't something I was looking forward to since those early mornings always kick my butt and make me REALLY grumpy (K inserted that). Later in the day, the new dumpster arrived and we ready to go again. The garage still had a lot of the previous renters junk in it and so we put that all of it in the dumpster and finally had space to store all our moldings. They had been stacked against the back fence previously. <br />
<br />
So after work today, we had to make a small detour to the auto body and then went to the hardware store and then finally to the house. We got to actually do some "fun" stuff! There also seemed to be rat's nests under the house and so Terminix was immediately called. We also removed the mantle from the fireplace and sanded it down and it's ready to be stained, one thing complete. <br />
<br />
My Dad introduced us to a tool called a planer, which cuts at a certain depth across the board so instead of using a heat gun or chemicals and a scraper, we can strip all the paint off in a couple minutes vs. 30 minutes per molding. That was one thing that was going to take a lot of time and so its a nice feeling that it will go by much quicker.<br />
<br />
Water was turned back on because Otis and Dad capped the pipes inside and we also checked out the sprinklers which worked with minor glitches. <br />

Plumber is coming on Saturday. It's nice that we are starting to finally rebuild. <br />

While I was in San Diego running the Rock n' Roll half marathon at a snails pace, P was having a demo marathon of his own. His father flew in from MA to help for 10 days and a bunch of his friends came over on Saturday to knock things down & out. <br />
<b>Sub-contractors:</b> We had electricians, plumbers, dry wall guy, HVAC guy, and Otis all came over to give us estimates about what needed to be done. They, of course, all cost a lot and P wants to do a lot on his own. I don't think it's just to save money but so he can have the knowing that he did it himself when all is said and done. Although, 85% is financial :) We are going to have the drywall guy fix the walls and ceilings so they all match.<br />
<b>Buying stuff: </b> I already posted that since it's exciting so I will skip this. Kitchen purchases will be next along with tile and wall "stuff." We bought a washer and dryer and dishwasher about a month ago (yes, before we closed or measured), I think we needed SOMETHING tangible!<br />

<b>Demo:</b> Before I left my weekend, I saw the demo that had been done so far. You could see the shingles that are under the ugly stucco. All the moldings are leaning up against the fence in the backyard with proper labels and are awaiting stripping. It's kind of exciting to start completely fresh but a little scary at the same time. You know it's all clean and new BUT you wonder if you will have everything done in time for moving day and enough money!<br />
